City View House
New Construction
This hilltop house in West Lake Hills required a building design to maximize jaw-dropping views of Austin’s downtown skyline. Outdoor requirements called for level turf areas, a pool with an automated cover, and expansive outdoor living. Interior and outdoor living spaces are physically connected via flush sill multi-slide doors. Covered outdoor spaces can be screened in by automated shades. Early involvement in design development gave us the opportunity to influence house orientation and finished floor elevations to optimize foundation and paving costs. We also designed and implemented a subsurface drainage system that cleverly integrates with rain garden planters.
The construction of the house features an exterior building envelope purposefully compliant with the International Wildland-Urban Interface Code for resilience to Wildfire. A high level of building automation is present in the project from advanced security, systems monitoring, lighting control, and window shading. Expansive floor to ceiling windows captures the city and outdoor views. Site finished rift and quarter sawn Oak flooring runs through most of the house and up a stairwell with a custom designed partition and bronze safety rail. Almost every room boasts a truly special light fixture, a unique tile, or a rare stone finish.
